My Customer Code is 501/S0323 . It is an APPEAL for looking into my Grievances against:
Sushant Megapolis Project (ANSAL API)
My Major Grievances are given as under:
1. Allotting Residential Plot No. 3B/180 measuring 10m x 20m (200 sq.m.) on 14/02/2011, on Disputed Land practically under Farmers’ Control, and making False Promises of Giving Possession:
2. No Prior Information That the Property is Leasehold was given. Neither in the advertisement for plots in the Newspapers nor at the time of booking of my plot No. 3B/180 on 13/02/2011 (Attachment No.2) in his office Mr.Rakesh Kumar, Authorised Channel Partner of Ansal API Sushant Megapolis, informed me of 12% Premium Charges for conversion from leasehold to freehold.
3. Vide its letter No. 0323, dated 18/12/2015, (Attachment No. 7) the company informed me of Project Reconfiguration (PR) due to recession in the real estate market, and Allotment of New Plot No.3B/058 measuring 200 sq.m. The actual rationale behind the PR is that the developer failed in its efforts to get hold of farming field from the farmers. My grievance is that despite my repeated requests, the company has not displayed Site Layout Plan after PR on its website. My new plot still measures 15m x 30m (450sq.m.). The company is making me available neither softcopy nor hardcopy of Site Layout Plan of Sector 3-B, after PR. Furthermore, there is no mention of my existing Plot No.3B/180, and its Date of Booking 14/02/2011 in the company’s letter of PR.
My genuine demands are given below:
D-1) The company should compensate me with 18% per annum cumulative interest on my payment w.e.f. the date of booking of plot on 14.02.2011. The developer company should own accountability for allotting me residential Plot No.3B/180 on disputed land, and making false promises of giving its possession . Whatever penal charges the company demands from buyers for delayed payments, the errant developer should pay the victimised buyers in the same manner.
