Less Carpet Area of owned FLAT

I have bought 2bHK flat from Sai baba sales pvt ltd in Chikhali PCMC. The Builder has mentioned 71.71 sq/meter Carpet Area in my sale deed agreement but When I measured Carpet Area of my flat, it is around 40-60 sq/ft less that what is mentioned in the agrrement. And same thing happens with all flats in my society. I am helpless as builder is not properly responding. I request you to look into this matter and help me here please.
