Possession of Unit-1201, Tower T-10 (Shubham), Royal Heritage, Sector-70 Faridabad.

M/s Pivotel offered the said flat for possession and ask to deposit all money incl registration and maintenance charges of 1 year etc. I did the same. When I checked my flat, observed that the door was fully damaged, no lock and handle means no door. White was was pending. Wall paper yet to start.


- I visited 5 times to site to see the unit and every time it was observed that the unit is not complete in any respect.
- Pics was shared to Sh Anilji of Pivotel on watsapp.
- Every time a new tower in-charge was introduced and the situation seems to be very embarrassing when he said, “I am new to this tower, let me see and will do everything.”
- During my 5th Visit on 3rd of March 2018, I called the concerned person but unfortunately he was shifted to other tower. Somehow, I took phone no of Guddu Raja (new in-charge) and he confirmed to come and take the possession. We reached and found that the wall paper in the drawing room was fully damaged. Pics sent to Sh Anil Gupta ji on watsapp. Incharge confirmed me that the same will be replaced with in a day or two.

Still waiting the confirmation of readiness from builder side. I post the letter but no reply.

Action Required from Legal Authorities :
1. Maintenance charge will be charged from the date of physical possession means handing over the keys. When I spoke to Pivotal, they refused. (aprox 2 months delay)
2. Late delivery charge will also be calculated for 2 months.
3. Mentally harassment since no body in last 2 months called me to check the flat. Every time I have to followup. Unprofessional approached.

    Now any one from Towers of Phase 2 and Phase 3 can join case against Ansal Royal Heritage Sector 70 Faridabad as the buyer's Advocate has got the Section 12 1(c) approved against the builder.

    So, good opportunity for buyers with same issues to join case against this builder.

    This is not safe if you are a woman who stays alone .. the guard and his contacts of carpenters and the ones right outside the gate (belonging to Anil who apparenyly owns the road to entrance) and the carw taker of the Aman tower Guddu with some Bhandaro guy ..they are all behaving like mafia sometimes.. the head guard is uncultured and forceful in his opinion and can manhandle your stuff outside while they join hands in front of you .. its shameless how the flat was handed over to me. Totally shameless.

    Even after paying almost 90% of the amount and delay of almost 5 years there is no visibility of handing over the possession to me by the builder. In view of the above I have demanded a refund along with interest payable to me inline with the agreement. Still I am not getting any response on the same.

    Please look into it as I am no longer interested in taking possession of the flat.
