The builder is demanding in-genuine amount towards maintenance & electricity charges.
The flat was badly under use by Nirala painting team till 10.03.2018 (The flat was being used as stores of painting materials and they/their family were living in it, flat was in worse condition due to very bad usage by them; they used to urinate on the floor itself).

Maintenance and Electricity Charges have been paid for 1 year in advance.
Therefore, correct date of start of Maintenance and Electricity Charges should be 12.07.2019 as the possession date is 12.07.2018.

Hence it needs to be corrected for my Maintenance and Electricity Charges.

Dear Sir,
As discussed, Electricity supply has not yet been connected to my flat no. 106, Tower- 2 even after 6 months of registry and flat hand over due to which I am not able to fit fans and lamps in my flat. Kindly have a look at possession/registry date and amounts paid in the tables given below:

2 Supply of Electricity Energy Agreement done on
3 Registry of flat done on
4 Issue of Possession Letter
5 Handover of Flat Key
6 Revised Demand letter and Offer of Possession on 26.12.2017
7 Payment done(all genuine plus in genuine amounts) 27.12.2017
8 Flat made ready by Nirala after 10.03.2018

I have already paid maintenance charges for 1 year in advance on 27.12.2017::

5 Sinking Fund @ Paisa 20 per month(1 year advance)
2705/- 27.12.2017

Possession related required papers have been attached herewith.

Since flat registry & handover(possession) has been done on 12.07.2018, monthly maintenance charge should start on 12.07.2018.
And, I have already paid Monthly maintenance charges for 1 year in advance, therefore, next Maintenance charges should be taken w.e.f. 12.07.2019,
Electrical Supply connection has not yet been connected by M/s Nirala but bills are being generated in-genuinely. Electricity charges should start only after electricity supply connection to the flat
Also, cumulative interest is being demanded for maintenance and electricity charges-This may please be condoned off.

I am not able to fix electrical appliances(Fans and Lamps due to the reason that M/s Nirala has not yet connected/extended Electrical supply to my flat and hence it has not yet become inhabitable).
Therefore, billing has not yet been corrected even after several requests/communication and M/s Nirala is asking for Rs 36000/- in order to provide electricity in the flat.(Though M/s Nirala has taken all charges for 1 year in advance) It may kindly be looked upon the as per above and extend electricity supply to my flat no.106 ,Tower no. 2, Nirala Estate, at the earliest.
